Manderley Homeowner's Association is a Not For Profit Corporation, registered in the State of Florida. The Association is legally required to abide by Florida State Statute 720, Homeowner's Associations and Florida State Statute 617, Corporations Not For Profit. HOMEOWNER'S ASSOCIATIONS

Click on the link above to view the State of Florida's statute for homeowner associations. This statute provides definitions, association powers, duties, and requirements for record keeping and reporting. It also describes homeowner rights, obligations and guidelines for operation of the board.

It is a long statue, highlights include:

As a homeowner, you are obligated to be a member of the association, you have the right to attend and speak at board and association meetings and you are required to follow the covenants of the association.

The association has the right to impose an assessment payable to the association as authorized in the governing documents, which if not paid can result in a lien against your parcel.

IF YOU SELL YOUR PROPERTY, you are obligated to provide the prospective owner with a disclosure summary before executing the contract for sale. The disclosure summary must be in a form substantially similar to the form listed on the statute web site. Our Management company will have to be consulted by your lawyer prior to close and can be of assistance in getting the proper documentation.

Our common area is dedicated to the association and its members.

As a member you are entitled to review all documents, minutes and records of the association. The association may distribute records of the status of each members account, the amount of each assessment or other charges against the member and the balance due.
